Background

Situated in one of Central Florida’s fastest-growing counties, this property offered ample land and excellent transportation access, making it ideal for a master-planned community. Although the local jurisdiction had designated the area for future development, the recently approved comprehensive plan had yet to be utilized, especially on a project of this magnitude.

The Challenge

  • Create a land assemblage of over 166 acres amongst 4 different ownership groups
  • Develop a master plan that met current market demands while also utilizing a newly approved comprehensive plan within the local municipality

The PLD Approach

  • Conducted multiple collaborative meetings with planning staff design a master development that both met the cities vision for that area and the current market demands
  • Hold community meetings with surrounding neighbors to address any concerns and eventually earn their recommendation for approval of the project

The Outcome

We successfully obtained full approval for the master-planned community, incorporating a mix of commercial, multifamily, build-to-rent, and single-family homes, while staying true to the area’s original vision.
