Background
This previously approved second-phase residential development remained stalled due to the municipality’s concerns about water runoff from the first phase, which was impacting surrounding neighbors, including the city’s Mayor.
The Challenge
- Identify what was causing the site’s current water retention to fail before any further development could begin
The PLD Approach
- Engaged retention pond experts who discovered that the underground drainage system, intended to channel water to a nearby lake, was failing due to improper installation.
- Developed a new water retention plan that demonstrated to city staff and neighboring residents that there was ample capacity to support the second phase of development.
The Outcome
By thoroughly investigating the water retention issue, we secured full approval from the entire city council, including the neighboring Mayor.
