This lakefront property, located at a planned lighted intersection along one of Osceola County’s rapidly expanding corridors, had strong market demand for residential development. However, numerous environmental and site design challenges had previously hindered its progress.
The Challenge
- The county-owned right-of-way leading to the site was previously recorded incorrectly.
- Wetlands along the waterfront faced ongoing disputes over which jurisdiction could oversee their mitigation.
- The surrounding road infrastructure was unable to support the county-mandated complete streets connection, raising concerns among neighbors
The PLD Approach
- Collaborated with county staff, surveyors, and engineers to secure a critical right-of-way, linking the development to a lighted intersection.
- Engaged environmental consultants to develop a wetland mitigation plan that satisfied the overseeing jurisdiction while minimizing financial impact.
- Designed an emergency access gate that fulfilled road connection requirements, eliminating the need for additional roadway improvements and addressing neighbors’ concerns about cut-through traffic.
