As one of the few remaining large, undeveloped parcels in Seminole County, this prime location attracted numerous interested parties over the years. However, the lack of known access to public wastewater restricted the allowable unit count, making development financially challenging.
The Challenge

- Through thorough research, our team identified a previously undocumented private sewer connection, overlooked by prior groups.
- We collaborated with neighboring residents to demonstrate the development’s minimal impact on their properties.
The Outcome
By resolving the sewer access challenge, we nearly doubled the anticipated unit count, enabling an enclave development that seamlessly aligns with the surrounding neighborhoods.
